The Short Term Rental Quick Start So Simple Profit Calculator is perfect for Owners or if you are doing Rental Arbitrage. This calculator will aid you in your decision making process and will help you decide whether a chosen property is likely to bring you success or failure.
With minimal effort and by simply inputting average or known values it will calculate 12 months of income and expenses with a running total giving you an estimated profit/loss for each month and the year. The calculator has occupancy %, number of days booked, rates, the total and average for each expense and income item and the daily running costs. It will show you when you will recover your set up costs, where your break even point is and when you can expect to start making a profit. It also includes a reserves/contingency option for situations where the property may be vacant.
The Calculator has three options for entering information:
Quick Entry option where you enter average values only once and it works out the rest for you.
Standard Entry option where you enter details for each month and allows for high and low season.
Rental Multiplier option works by entering the expected occupancy % and using this it will then calculate the rate per night that you need to charge in order to achieve your multiplier target.
